Servicing and The Importance of Maintenance 


To understand the importance of a routine maintenance on your air conditioning equipment it is to first understand what your air conditioning units do.

The indoor units recirculates the local air within the room by drawing it in across a filter, which collects dust and dirt from the atmosphere such as particles of printing ink, paper dust and skin. Some of these particles can pass through the air filter and onto the cooling coil within the unit and will stick to it. This includes particles of air borne germs. When the air filter becomes too full to maintain its ability to collect most of the particles then they will start to pass through and onto the coil, or even through the coil and back into the atmosphere, allowing it to be spread every where and to every one.

Keeping the air within the room clean and healthy requires a routine of regular cleaning of the filter and coil. If they are not cleaned regularly then the outcome could be sore throats, increase in sickness throughout the persons working or visiting the area, and if the dust and dirt particles build up high enough then the coil will get insufficient air flow resulting in water leaks and possible breakdown of the air conditioning equipment.

Now it is important not to neglect the condenser, or outside unit, as it also picks up dust, dirt, smog, leaves, pigeon feathers, bugs and the like into its coil and this would result in the air conditioning equipment not working properly or worst yet, breaking down, which of course will cost a lot to put it right.

Indoor unit cleaning to remove dust, dirt and germs will normally only require to be done three to six times a year, once again depending on the environment your air conditioning unit is in, and the application requirements. Outdoor units, or condensers, would normally require two to four visits a year.
